What’s the difference between a buyer’s agent and a seller’s agent?

A buyer’s agent works exclusively for the buyer, helping them find a property and negotiate the best purchase price and terms. A good buyer’s agent will be able to perform all the duties that a buyer needs from sourcing the loan to finding a conveyancer/solicitor and finalising settlement. A good buyer’s agent will perform market research and property searches negotiating the offer and contract, coordinating inspections and other necessary steps. They will provide market insights and property valuations, advocating for the buyer’s best interests throughout the process. A buyer’s agent has access to many different portals to ensure that the property their client finally decides to buy has had all the checks and balances from; ascertaining the local demographics,  DA reporting, ensuring no illegal works, fire rating, R3 and R4 zoning law changes, pest inspections, flight paths, social housing proximity, dealing with selling agents and much more.

 A seller’s agent (A Real Estate Agent) is the agent that represents the vendor, that is the person who wants to sell their property. The two roles are on opposite sides of the fence in any negotiation.

I am tired of hearing over the news how difficult and out of reach buying your first home is. Frankly, it’s no harder than it ever has been. My strength as a buyer’s agent is helping first home buyers. Buying your first home is a daunting process if you don’t have someone guiding you. It is also a process that requires thorough expertise and negotiating. Real estate agents and the industry, let’s face it, don’t have the best reputation. Having someone guide you through every aspect of obtaining your first home is such an asset. I thrive on helping first home buyers and totally debunk the constant news of how difficult it is for young people to buy their own home. I offer a free consultation for anyone thinking that they are unable to afford their own home.

I aid in purchasing properties for everyone. Everyone’s circumstances are different. Some people may be overseas and unable to do the foot work necessary to buying a property. Others may simply not have the time to do the searching or due diligence required when buying a property. Some are investors who need the extra support to increase their portfolio. As a buyer’s agent I serve the unique needs of every buyer.

I have lived in the eastern suburbs of Sydney for decades and know the market like the back of my hand. However, I have also lived in Sydney for decades and know most of the market well.

I can offer my clients insurance at a very reasonable price to ensure that if something goes wrong with the property after settlement you are covered. For example: A client of mine bought a property in the northern suburbs only to find after purchase that they had no access to their driveway as part of it was on their neighbour’s lot. Their solicitor had not picked it up as the plans from the real estate agent were incorrect and without paying for an expensive survey prior to purchase no-one was to know. After purchase, they arrived home only to find that the neighbour had fenced off their area of access. Because we had organised insurance at a very reasonable price they were totally covered and at no extra cost they had the driveway realigned and surfaced within a week so that they could access their property.
